As someone who’s navigated over 1,800 successful transactions in Orange County, I keep a close watch on our local market dynamics. In Late-Q3, existing single-family home sales dipped by about 2% year-over-year and just 1% from Mid-Q3—signs that buyer demand is cooling a bit. Despite fewer sales, average prices still moved up from roughly $1.45M to $1.48M, underscoring the ongoing strength in home values here. Keep in mind, these sales numbers aren’t seasonally adjusted, so short-term ups and downs can look more dramatic than they feel on the ground.
One important shift: the market feels less frantic. Buyers now have more breathing room to consider options, explore listings, and negotiate, rather than rushing to make offers. Affordability and mortgage rates remain a hurdle, but for those prepared and focused on finding the right property, this environment offers more opportunity to prioritize fit over speed. Strategic decisions and careful market analysis are as important as ever in Orange County’s evolving landscape.
