In Early-Q3, only nine of 41 Southern California cities posted rent gains, so most markets saw declines in one or both unit sizes.
San Marcos led one-bedroom gains at ~10% to $2.43K, while San Bernardino and Corona led two-bedrooms with ~8% increases to $2K and $2.59K.
Los Angeles, Burbank, and Glendale each saw two-bedroom asking rents ↓~7%, while Lancaster posted the steepest one-bedroom drop, ↓~12% to $1.56K in the region.
The softer pattern gave renters more leverage, as landlords across Southern California competed harder to fill vacancies, though several college-adjacent and inland cities held firm.
A regional forecast expected Los Angeles County rent growth to stay near-flat through 2027, as higher luxury vacancy offsets tighter supply in lower-cost units.
