This past Late-Q3, we saw a notable shift in the housing market: about 1 in 5 listings experienced price cuts, while under 6% were delisted—showing that most sellers chose to stay active and recalibrate their pricing strategies rather than exit. Mortgage rates played a major role, with conforming 30-year fixed rates rising from the high-6% range to over 7% mid-month and continuing upward. Active inventory climbed past 1.16 million homes, while the median listing price eased by around 1% month-over-month to $419,300. That gave buyers a bit more room at the negotiation table. However, new listings dipped by roughly 2% MoM to about 395,000, as many potential buyers hesitated in the face of higher borrowing costs—limiting how much they could leverage the softening prices. As we move into Early-Q4, the industry is watching to see whether these challenging conditions will lead to deeper discounts, more repeated price cuts, and longer days on market nationwide. In my 26 years helping Orange County clients price and position their homes, I’ve seen how adapting to market shifts like these is key to achieving the best results, whether you’re buying, selling, or investing.
